If we find termites all works have to STOP and we have to call the pest guys out, to spray & cover the area which would result in a delay until the termites are gone.
2️⃣ Asbestos
We take a sample to be tested and confirm if it is asbestos. If confirmed we arrange for a licensed & qualified company to remove safely.
3️⃣ Water damage to timbers
This generally happens to existing floor or wall timbers, usually caused by an existing or old leak.
If left untreated timbers will go soft and will mean the structural integrity is lost.
We recommend setting aside a contingency budget for these types of problems.

There are lots of choices…
A ceiling can a bathroom.
1. Aesthetically
2. Functionally
It’s easy overlooked, is the current ceiling in good condition? Does it need to be pulled down and replaced with a fresh new flat ceiling?
If so the most popular options are cornice or square set.
Cornice being the most cost effective, square set takes longer and generally the ceiling will have to be redone to accommodate this.
Cornice should be removed and replaced if you choose to do full height tiling.
